The key to preparing your house for sale can be summed up in one word - impression!
Your job is quite simply to ensure that you make the best possible impression on prospective buyer from the moment they pull up outside your home. Create a good impression right from the start and you will have viewers on your side as they tour your home. Get this wrong by creating a poor impression and you will have your work cut out for you and will probably have lost the vast majority of viewers before they even start looking around.
The first sight that people get of your house is the front of the house, including your driveway and front garden. So, here is where you should start work.
Dealing with the exterior of the house, which of course means not just the front of the house but all of the exterior, means looking at both the fabric and at landscaping.
Now you do not want to spend a fortune since you are selling, but if there are jobs that stick out like a sore thumb then they need to be attended to. For example, if you have a couple of broken shingles which you have learned to live with, then now is the time to replace them. Similarly, if the exterior of the house looks as though it has not seen a paintbrush for several years, then again this is something which you will have to tackle. Minor problems which you have learned to live with, such as a shed door which has come off its hinges, can be quite simple to fix and can make a world of difference when showing people over your property.
When it comes to landscaping this is generally quite simply a matter of mowing the grass, trimming back trees and bushes and weeding the flower beds. If things are looking pretty drab then, depending on the time of year and weather conditions, it might be worth investing in some new planting to give a splash of color.
Having tidied up outside, it is then time to turn to the interior of the house, which is often a lot simpler than people believe. There are really only two secrets here.
The first is to ensure that the house looks spotlessly clean so clean it from top to bottom. Once again, if the paintwork is looking poor then run through the property with a paintbrush, but keep your color scheme neutral. White, creams and similar light and neutral colors are the order of the day.
The second secret is to clear the house of clutter so that it looks more like a show home than your home. People need to be able to move easily through the house so get rid of excess furniture and ensure that your furniture is arranged so that it is out of the way and people can walk 'past' it rather than 'around' it. Also remove personal items and knick-knacks and pack them away out of site. The house does not want to look bare so you will need to leave a few feature pieces on display, but everything else need to go out of sight.
Finally, do not forget that when your visitors are looking around, they will be using more than just their eyes and impressing their noses is also important. A bowl of pot-pourri or some fresh cut flowers on the hall table, one or two lighted scented candles strategically placed or the smell of baking can provide the finishing touch.
Oh, and a quick post script - get a friend or neighbor to play the part of a prospective buyer. He or she will be able to spot those little things which you might have missed.
